Effective and efficient building renovations require significant data management and analysis. The ability to store, analyse and display this data in a user-friendly way can play an important role in easing the process. In addition, time consuming tasks, like finding the ideal positions for HVAC, lighting and other devices (such as sensors), can be completed quicker if tools were available to make recommendations for these objects.

The ability to measure savings made in terms of energy, money and others such as CO2 can be invaluable in proving to people and businesses the benefits of energy efficient renovation of their buildings. The tools developed in Work Package 6, Tasks 6.2 to 6.5 inclusive contain three distinct intuitive applications, that will allow the user to: (a) find recommended positions for HVAC, lighting and other devices (b) analyse data from sensors, energy bills and other sources (weather for example) (c) manage the data that they have on the above and create new data sets that they can share with other tools.

These tools were designed to ensure minimum complications for the user while maximising the outputs of each tool. Through a series of form wizards, the users are guided throughout each process with the least amount of confusion as possible.

The constraint checking tool was designed to include as much references to building regulations as possible and calculations were made using recommended guidelines. The performance analysis tools was split into two separate modules (a) data viewer; for viewing data uploaded in the data management module and apply outlier detection methods to the data (b) Measurement and Verification (M&V); for creating a baseline model of the building prior to the implementation of Energy Conservation Measures (ECM’s) or building renovation, and comparison post-work and the creating of a reporting period model to calculate energy and other savings, in addition to applying non-routine adjustments to the reporting period. The data management tool was designed to reduce the time consumed in data entry, it allows users to map data uploaded to our database schema and make the data immediately useable in the performance analysis tools.

BIM4EEB: BIM based fast toolkit for Efficient rEnovation of residential Buildings

About BIM4EEB
BIM4EEB aims to foster the renovation industry by developing an attractive and powerful BIM management system with BIM-based toolset able to support designers in the design and planning phase, construction companies to efficiently carry out the work and service companies to provide attractive solutions for building retrofitting.
The BIM management system combined with the tools will also facilitate the decision making and the asset management for public and private owners due to the exploitation of augmented reality and the use of updated digital logbooks.
BIM4EEB will deliver an innovative BIM management system with linked data and a set of five tools, as follows:

  • Tool 1 – Digital tool for fast mapping of buildings
  • Tool 2 – BIM-assisted energy refurbishment assessment tool
  • Tool 3 – Human-Machine interface tool
  • Tool 4 – Tool for connecting BIM models and BACS (Building Automation Control Systems)
  • Tool 5 – Fast tracking tool for renovation operations

This system will increase semantic interoperability between software and stakeholders involved along the overall renovation process (design, planning, construction, performance assessment and management).
The methodology and the BIM management system will be validated in three demonstration buildings in Italy, Poland and Finland by two public administrations and two general contractor companies. Inhabitants will benefit by the increase of building performances, quality and comfort.
Overall, BIM4EEB targets the reduction of least 20% of renovation time, 15% the average renovation cost, 10% of net primary energy use for a typical residential apartment and a reduction from 3 to 1.5 working days required for a deep energy audit.
The developed best practices and guidelines for BIM adoption for public administrators and private stakeholders will be the bases of extensive dissemination actions to support the wide uptake of the project results and ensuring acceptance of BIM4EEB toolset by all stakeholders.
